• Bedroom 3: Room 3 offers a spacious and well-lit environment with a cozy double bed, a large wardrobe with ample storage, and a dedicated desk area, ideal for studying or working. The room enjoys abundant natural light through its large window, creating a refreshing and airy ambiance. Equipped with a gas heater, the room remains comfortable throughout the colder months. • Bedroom 4: This bedroom offers a cozy and practical setup with a double bed, plenty of storage, and a desk by the window for study or work. Warm wooden furniture and natural light make it inviting and comfortable. It includes a private en-suite bathroom adds convenience with its own shower, sink, and toilet — perfect for having everything you need in one place. – 550 USD

• Bedroom 5: This bedroom is in a different floor and is occupied by the house manager. The manager (50 y/o+) is at work most of the day. His main role is to make sure everything is in order. If anything gets broken, something doesn't work he is there to inform the landlord to fix it ASAP. Also there to keep the shared zones in the house clean with the cleaner responsible for the house who comes twice a week. Includes a TV with access to streaming platforms like Netflix (guests need to use their own account)

• Bathrooms: Three full bathrooms. 2 private ones for rooms 1 and 4. And one full shared bathroom for rooms 2 and 3.

Renovation & Maintenance Details

The house was painted a year ago. The only room that is in a progress of a fresh coat of paint is Room 4.

• Cleaning Service: A designated cleaner is responsible for common areas twice a week. Guests can request cleaning for their personal rooms at an additional cost of $3 per cleaning.

Distance to Torcuato Di Tella University:

• The university is around 35 minutes away by public transport. Fastest option is to take bus line 151A from Cordoba (2 min from the apartment) until Freire Ramon, and then change to Bus 42A straight to the University.

Local Amenities and Lifestyle:

• Nightlife and Dining in Palermo: Located in the heart of Palermo, one of Buenos Aires’ most vibrant neighborhoods. It’s just one block from Avenida Córdoba and three blocks from Scalabrini Ortiz, providing easy access to bars, restaurants, and cafes.

• Grocery Stores: Big Dia Supermarket, located in Av. Cordoba 4085 is 5 min walk, far 350 m from the Apartment. Panaderia y Confiteria Armenia, is a recommended traditional Armenian Bakery with Middle east different tastes. It is located around 500m from the apartment (around 6 min).

• Parks: Parque Las Heras is around 15 minutes away by bus. It’s a great spot for outdoor activities like jogging, walking, or simply enjoying the greenery.

Additional Information

• Security: There is a 24-hour security camera monitoring the exterior of the house.

• Safety: Generally very safe during day and night time, due to the several bars and restaurants around. Always there are some people walking around, especially weekends.

• House Rules:

  • No parties are allowed, and noise should be kept to a minimum after 11 PM.

  • Guests are encouraged to conduct meetings in their rooms to avoid disturbing others in the common areas.

  • Smoking is prohibited inside the house but allowed in the gardens. A €100 fine is imposed if rooms or sheets smell like smoke.
